Pet Policy & Service Animals
Villa Sinclair Beach Suites does not accept pets. Service dogs are welcome under the ADA, subject to the terms below, which must be accepted at check-in.
Sorry, NO PETS ALLOWED
- We carry no pet liability insurance — pet owners would be solely liable.
- Out of respect for our other guests, who may be allergic to or afraid of dogs and other pets.
- Hollywood Beach, Florida is not pet friendly: a pet can cost you a $50 fine on the Broadwalk and up to a $240 fine on the beach.
- Every time you are on the beach, on the Broadwalk or at a restaurant terrace, your pet would have to stay alone in your suite — which we do not allow.
- A pet left alone may bark and disturb other guests, or chew on furniture and bedding.
Service Dogs (ADA Compliant)
By law and under ADA Title II & III we do accept service dogs. You do not have to show proof that your service dog is an actual service dog, but you must agree to the property terms below, dated and signed at check-in with a copy of a photo ID.
Service dog nightly fee
$29 per night, per dog, plus 13% Florida hotel taxes.
Final deep steam cleaning fee
$250 for a full steam clean of your suite if your dog has long hair, if any mess or excessive smell is left behind, or for stays of 7 nights or more — at the discretion of management.
On-property requirements
Your service dog must be leashed at all times on the property, must stay on the ground and never on beds or pillows, and must remain with its owner at all times — it cannot be left alone in the suite while you are on the beach, the Broadwalk or out. Owners must pick up and clean any waste or be charged $50 per incident.
Night-time disturbance
If your service dog barks at night and disturbs the peace of other guests, management may ask you to check out early. In that case there is no refund for the remaining nights of your stay.
Financial liability
If your service dog bites any employee or manager on our property, the owner agrees to be financially liable up to US$1 million in damages under our liability insurance terms, and up to US$2 million if a guest is bitten. The registered guest is financially liable for any damage caused by the dog.
Release of liability
Sinclair Properties, LLC, DBA Villa Sinclair, its owners, managers and employees cannot be held liable for any incident or accident involving a service dog on the property. Only the service dog owner is financially liable.
What the ADA says about service animals
Under Titles II and III of the ADA, only dogs are recognized as service animals. A service animal is a dog individually trained to do work or perform tasks for a person with a disability — guiding a person who is blind, alerting a person who is deaf, pulling a wheelchair, alerting to a seizure, or similar tasks directly related to the person's disability.
Service animals are working animals, not pets. Dogs whose sole function is to provide comfort or emotional support do not qualify as service animals under the ADA.
Service animals must be harnessed, leashed or tethered at all times, unless those devices interfere with the dog's work. Staff may only ask two questions: whether the dog is required because of a disability, and what work or task it has been trained to perform.
A guest with a service animal may be asked to remove it only if the dog is out of control and the handler does not act, or if the dog is not housebroken. Where a hotel normally charges guests for damage they cause, a guest with a disability may also be charged for damage caused by their service animal.
